The Wilson County Board of Zoning Appeals will meet Friday, December 21, 2018 at 9:00 a.m. in the County Commission Room at the Wilson County Courthouse, located at 228 East Main Street, Lebanon, Tennessee.

The following cases will be presented:

 

CASE 3641

REQUEST:  David Ace Harrington is seeking a variance of one hundred (100) square feet from the size requirement of two thousand (2,000) square feet for an accessory building without a principal structure being on the property.  The variance will allow the applicant to build a barn that is two thousand - one hundred (2,100) square feet.  The property located at 5893 Cairo Bend Road, Lot 4, Marcum Property is Parcel 7.03 on Wilson County Tax Map 15.  The property consists of 10.15 acres and is zoned A-1 Agricultural. 

 

CASE 3642

REQUEST:  Dorothy Attermeyer is appealing the decision of the Zoning Administrator seeking to have two (2) uses on one (1) tract of land.  Applicant is seeking to establish a doll museum and gift shop in the existing home.  Applicant intends to make an addition to the existing home at a later date that will serve as her residence.  The property located at 3215 Coles Ferry Pike, Lot 1, L.T. Jenkins Jr. Property is Parcel 42 on Wilson County Tax Map 45.  The property consists of 12.54 acres and is zoned A-1 Agricultural. 

 

CASE 3643

REQUEST:  Jennifer Stone is seeking a variance of twelve (12) feet from the rear yard setback requirement of thirty (30) feet.  The variance will allow the concrete for the inground pool to be eighteen (18) feet from the rear property line.  The property located at 308 Stonebrook Point, Lot 13, Stonebrook Falls is Group “A”, Parcel 13 on Wilson County Tax Map 25 “H”.  The property consists of .71 acres and is zoned R-1 Residential. 

 

CASE 3644

REQUEST:  Rapheal M. Locher is appealing the decision of the Zoning Administrator seeking to establish two (2) dwellings on one (1) tract of land.  The second dwelling is located in the existing detached garage.  The building permit for a detached garage was applied for on December 2, 2014.  The property located at 337 River Drive, Lot 21, Shady Lake is Group “B”, Parcel 16 on Wilson County Tax Map 31 “G”.  The property consists of .24 acres and is zoned R-1 Residential. 

CASE 3645

REQUEST:  Andrew Cox is appealing the decision of the Zoning Administrator seeking to establish two (2) dwellings on one (1) tract of land.  There are already two (2) dwellings located on this property, applicant is wanting to tear one (1) of the dwellings down and replace it by building a new house.  The property located at 935 Lindsley Road is Parcel 72 on Wilson County Tax Map 91.  The property consists of eight (8) acres and is zoned A-1 Agricultural. 

 

CASE 3646

REQUEST:  Melissa McInturf/Jerry Warren are appealing the decision of the Zoning Administrator seeking to establish a buildable lot and waive the requirement of fifty (50) feet of public road frontage per the direction of the approved division of property recorded in Plat Book 17, Page 413 on February 25, 1985.  The property located off of Saundersville Ferry Road, Lot 1, R. H. Hewgley Property is Parcel 16 on Wilson County Tax Map 11.  The property consists of 2.74 acres and is zoned R-1 Residential. 

CASE 3647

REQUEST:  Paul Crockett is seeking to establish a mini storage facility on A-1 Agricultural zoned property.  The property is located at 55 Sherilltown Road is Parcel 18 on Wilson County Tax Map 144.  The property consists of 1.30 acres. 

CASE 3648

REQUEST: LaDonna Allen is appealing the decision of the Zoning Administrator seeking to establish two (2) dwelling on one (1) tract of land.  Applicant is seeking to utilize a RV on the property for temporary housing for a family member for a maximum time frame of six (6) months.  The new house was finalized June 25, 2018.  The property located at 1314 Sugar Flat Road, Lot 19, Lucille M. Nelson Property is Parcel 39.19 on Wilson County Tax Map 60.  The property consists of 6.23 acres and is zoned A-1 Agricultural.   

 

CASE 3649

REQUEST:  Civil Site Design is seeking an interpretation of the Wilson County Zoning Ordinance, Section 4.50 – Cluster Residential Development specifically pertaining to 4.50.01 – General Intent and 4.50.03 – Development Requirements- G. Local Open Space and H. Permitted Local Open Space Uses. 

 

CASE 3650

REQUEST:  Randy Laine is seeking a variance of forty-one (41) feet from the height requirement of thirty-five (35) feet for an industrial building.  The variance will allow the building to be seventy-six (76) feet in height.  The property located at 2147 Murfreesboro Road is Parcel 41 on Wilson County Tax Map 103.  The property consists of 333.80 acres and a portion of the property is zoned I-1 Industrial and A-1 Agricultural. 

 

CASE 3651

REQUEST:  Dennis Dean is appealing the decision of the Zoning Administrator seeking to establish a home business use for the sale of firearms on A-1 Agricultural zoned property.  The property located at 1971 Pointe Barton Drive, Lot 46 in Pointe Barton Subdivision is Group “B”, Parcel 5 on Wilson County Tax Map 35 “A”.  The size of the property is .64 acres.                  

 

 

 

CASE 3652

REQUEST:  Justin Latimer is seeking a variance of thirty (30) feet from the lot width requirement of one hundred and twenty-five (125) feet, a variance of approximately twenty thousand (20,000) square feet from the lot size requirement of forty thousand (40,000) square feet.  Applicant is also seeking a variance of fifteen (15) feet from the east side yard setback requirement of twenty (20) feet in order to build a house.  The variance will allow the house to be five (5) feet from the east side property line.  The variance is also needed to keep the house out of the soils area.  The property located at 815 Burton Point Road, Lot 4, Port Spencer is Group “D”, Parcel 4 on Wilson County Tax Map 27 “O”.  The property consists of approximately twenty thousand (20,000) square feet and is zoned A-1 Agricultural.
